Permit & regulations
We arrange the permit for you
Regulations differ per municipality and per country. Our team has already assisted more than 200 permit applications in the Netherlands, Belgium and Luxembourg.
Care home permit
In the Netherlands, a care home is often permit-free on your own plot up to 50 m² (Bor Annex II). For larger models or more complex situations, we handle the environmental permit completely.
Outbuilding urban planning
In Flanders, a care home falls under the rules for outbuildings. We have experience in all Flemish provinces and work with local architects.
Annexed housing
Luxembourg allows care homes as "annexed housing" on the same plot. Our local partner handles all formalities with the commune.

The modules are delivered by truck and placed in 1–3 days by our specialised team.

After connection to utilities, the home is immediately habitable. Full tour and 10-year warranty.

Everything you want to know
How long can a care home remain standing?
As long as the care relationship exists. After death or relocation, the home must be removed, unless you request another designation. Our prefab homes can be easily moved or resold.
Can I move or sell the home later?
Yes — a great advantage of prefab. The home is demountable and can be moved, sold or returned to EcoBuild via our trade-in program.
What are the costs for foundation and connection?
Foundation (piers or concrete slab) usually €4,000–€8,000 depending on soil type. Connection to gas/water/electricity average €3,000–€6,000. You will receive a complete all-in cost breakdown in the consultation.
Is the home suitable for wheelchair users?
All models can be made fully wheelchair accessible: threshold-free, wide doors (90 cm), adapted bathroom, automatic front door. Standard in Comfort Plus and Villa; optional in Studio.
What about the energy bill?
BENG-certified with energy label A+++. Average €30–€60/month for heating and hot water. With 3–5 optional solar panels, you can be energy-neutral or even energy-positive.
